  • PRE-INSPECTION by a licensed home inspector. Pre-inspecting your home before it goes on the market:

    3. Allays emotional and financial difficulties.

Once we have your home in parade-ready shape, Coe Realty will:

    • Primarily through the MLS. Most sales in our area are ‘co-broked,’ which means one realtor works with the seller and another with the buyer.  The buyer’s realtor will find the right property by searching through the MLS.
    • Because 90% of buyers now search online before viewing homes with their realtor, the most important advertising are high quality, professional pictures taken to display the best features of your home, the features buyers hope to find. The pictures of your property will be the best of any properties on the market.
    • Our MLS shares your property information with REALTOR.com.
    • com then shares the information with hundreds of online websites, including Zillow and Trulia
    • Coe Realty also pays to enhance advertising on REALTOR.com, providing more pictures and text information then we are allowed to upload to our local MLS.
  1. Multiple Listing Service (MLS) -- Coe Realty is a member of the:
    • High Country Association of Realtors that provides a Multiple Listing Service (MLS)
    • The North Carolina Association of Realtors
    • The National Association of Realtors
  1. Open House (if appropriate)
    • Coe Realty will host an open house in your home with your permission.
    • Open houses in this area are invitations to local realtors and their buyers to view your home.
    • This leaves a lasting impression of your home in their minds.
    • If a picture is worth a thousand words, than experiencing the real thing is priceless!
  1. Distribute Fliers
    • Coe Realty will create a unique flyer, 4-page professionally produced flyer for your property.
    • The flyer will portray the strong features of your property (augmenting information available through the MLS).
    • The flyer will be distributed to:

      • To buyers who inquire about your property
      • Via an information box, to potential buyers driving past your home
  1. Virtual Tours
    • Coe Realty will provide a virtual tour of your home. The tour will appear on REALOR.com, on the online MLS sources available to prospective buyers, and on the Coe Realty website.
  1. Mail to Neighbors
    • Coe Realty will mail your home’s brochure to the 50 neighbors closest to your home.
  1. Personal Contact
    • Coe Realty will personally contact the 20 neighbors closest to your home to get their ideas on prospects for your home. In addition, I personally contact at least 50 people a week.
  1. Coe Realty Sign
    • Coe Realty will place a Coe Realty sign on your property.
  1. Brochure Box
    • Coe Realty will place a brochure box on the Coe Realty sign.
  1. Lock Box
    • Coe Realty will place a lock box on your property to make it easy for realtors to show your home but that is secured electronically.
  1. Buyer/Realtor Survey
    • Coe Realty will survey the buyers and agents who have shown your home to give feedback on how they perceive your home.
  1. Mail Newsletter Information
    • Coe Realty will mail information on your home to the over 400 recipients of the Find A Mountain Home newsletter, people who are interested in local real estate.
  1. Email Newsletter Information
    • Coe Realty will email information on your home to the members of our email newsletter, people who are interested in local real estate.
  1. Transaction Management
    • Coe Realty will manage the details of your transaction to move your contract to a timely closing.
  1. Weekly Contact with You
    • I will contact you weekly to give you an update on the marketing of your home and to answer any questions you may have.
  1. Professional Cleaning
