July 2023:  What's Been Happening in the Watauga Housing Market?

​The Watauga Housing Market continues to be very active, steady in some ways, surprising in others.  July sales are down in numbers, whereas the number under contract has increased, as has the number on the market.  It’s worth noting that 17 of the 75 homes sold closed at over $1 Mil, several of them well over $1 Mil, as shown in the Scattergram below.  Blue Ridge Mountain Club garnered 5 of those, including the highest price sale just under $5 Mil.  The per square foot value of that sale is at $788/sq ft. That’s more than double the average value for all homes sold in July — $374/sq ft.  4 of the over $1 Mil sales included significant acreage. The value of 46 of the 75 home sales was over $500K.
